HOAs reject 'incomplete submissions' more often than they reject the actual project. Don't give them an easy 'no.'
Lead with 'invisible by day'
The thing HOAs worry about is exterior visual change. The headline of your submission should be 'aluminum track color-matched to existing trim, hidden under the eave, indistinguishable from existing fascia from the curb.' Photo of a daytime install drives this home.
Mention HOAs that approved it
Granville, Woodward Lake, Copper River Ranch, Fancher Creek, Old Fig Garden Property Owners — all approved Twilight Zone installs. List the ones near you. Social proof works on boards.
Schedule preferences
Volunteer to limit holiday schedule (ex: Christmas only Nov 25-Jan 6, Halloween only Oct 15-Nov 1). Some HOAs ask. Beat them to it.
