Wood fascia (most common in Fresno)
Stainless screws into the wood substructure behind the soffit panels. Standard install. No special prep, no surface drilling.
Stucco-only construction
No soffit, just a stucco eave. We use concealed brackets that anchor with smaller screws into the stucco lath structure (not just the surface stucco itself). Installer marks pilot points carefully — wrong screw placement crumbles stucco.
Adds about 10% to install time. Adds 5-8% to total cost. End result is identical from the curb.
Mixed (stucco walls + wood eaves)
Most common in Central Valley homes built 2000+. We work the wood eaves the standard way and skip the stucco walls entirely — track only goes where there's a structural anchor. Looks the same from the street.
