Simple Mediterranean rectangle: easy. Multiple gables, dormers, varied eave heights: each adds time. Estate-style multi-roofline can run 25% over a same-size simple roofline.
4-7. Smaller drivers
Track color (custom bronze/brown adds ~$200-$400). Smart-home integration (Control4/Elan adds ~$300-$600). Stucco-only no-soffit construction (adds ~10%). Travel time outside Fresno County (small surcharge).
